While realtors often market this community as an “all-inclusive experience”, the reality is that it is not truly an “all-inclusive experience.” The HOA works hard to delivery as many amenities and services as possible to it’s community members while minimizing costs. This reality means that it is the homeowner’s responsibility to not only maintain certain aspects of their property, but to also do so according to the community covenant and bylaws. The following sections help to clarify what services are actually included with monthly dues, and which ones are commonly mistaken for being included with monthly dues.

Exterior Siding Painting and Caulking (of the siding to the trim)

Snow Removal (of front porches, sidewalks only servicing your unit, and driveways)

Key Notes Regarding Community Member Responsibility
Trash and Recycling - please don’t leave the cans out for more than 24 hours.
Snow Removal - clear the snow from your front porch and driveway within 24 hours of the snow falling. Snow removal costs would skyrocket if we included these additional services driving up monthly dues.
Exterior Painting and Caulking - while it would be useful to cover this aspect of painting, it would be extremely expensive for the community to cover this cost. This also includes the caulk which joints the trim work to the siding.
Gutter Cleaning - if your gutters need more than the standard cleaning frequency of twice each year, it is your responsibility to clean your gutter beyond the standard cleanings.
Landscaping - most landscaping services should be covered; however, not every plant grows at the same rate. Some bushes and trees might require additional pruning beyond what the community’s contract covers. It is the homeowner’s responsibility to make sure that their shrubs are maintained. If there is a shrub or tree on your property which is not being maintained, please bring it to the community manager’s attention so we can attempt to address it with the current contract.
Lawn Care - lawn care should be covered by the community contract; however, some sections of grass may deteriorate due to frequent application of pet refuse, homeowner abuse, or unforeseen circumstances. If your lawn is degrading beyond what the current service contract can cover, please voice your concern to the community manager and take necessary steps to remedy the situation. Lawn deterioration due to homeowner abuse or negligence will be the homeowner’s responsibility to repair.
